We invested $48,560 of our own money, and realized a "cash-on-cash" return of 95% on our investment.  We were then able to redraw our original cash and now hold the home with zero money of our own.     The Wood Street Condo Project Before The Wood Street Condo Project After Original value: $215,000 New Value:$ 268,000 Rehab time: 3 weeks Profit: $25,689 This next case study was "quick cash" flip project.  All we did was fund the rehab and down payment for a quick $25k profit.     The Wood Street Condo Project Before The Wood Street Condo Project After Original value: $320,000 New Value:$460,000 Rehab time: 8 weeks Profit: $80,000

You start by answering a few simple questions and then by process of elimination, the program decides the best clauses to put in your offer to make it workin your favor. For example, the program will ask the following question:

Is the seller willing and able to carry all the First loan?

along with the following cautionary message:

CHECK "YES", IF YOU WANT TO ASK THE SELLER TO CARRY  THE PRIMARY FINANCING AND WANT THIS WRITTEN INTO THE CONTRACT. OTHERWISE, CHECK "NO".

If you do check "Yes" , then the program will assume that this is your preferred method of financing and will not bother you with any questions about alternative methods of financing, such as assuming an existing loan, unless you answer "No" to this question. 

If it's a Buyers' market, the program will automatically the following clause, calling for the Seller to carry the First loan with no payments:


"Seller to carry back a note, secured by a First deed of trust (Mortgage) in the amount of $______________, all due and payable in one lump sum, including simple interest of ___% per annum, in __________________ (Days, Weeks, Months, Years)"


If it's a Seller's market, the program will automatically insert the following clause instead:

"Seller to carry back a note, secured by a First deed of trust (Mortgage) in the amount of $___________, with simple interest of _______% per annum and  interest-only payments of $_______________ per month, all due and payable in ______________ (Days, Weeks, Months, Years)

This is because you don't operate the same way in a Seller's Market, as you do in a Buyer's market. In a Buyer's market, you can make all sorts of outrageous demands and Sellers will either accept, or counter-offer. If not, there will be plenty of other properties and plenty of other Sellers who wiill be easier to deal with. But in a Seller's market, Sellers don't have to bother woith counter-offers. They just sell the property to someone else, who is offering a better price and/or better terms and you are left out in the cold.


If you do want to learn about real estate, then you learn on the job. Not only does the Contract Wizard create an ideal sample contract for you, it gives you a simple explanation of what the contract means, in plain English, not real estate jargon.

You get an explanation of each individual clause, telling you what it means and what it does when you include it in a contract.


"This clause  means that the Seller will carry the financing, rather make the Buyer get a loan from a  bank or other commercial lender and there will be no monthly payments for the Buyer to worry about. The loan amount and the interest will all be due in one lump sum payment at the end of the loan term instead. This will allow the Buyer to use the property - live in it or rent it - without paying anything until some time in the future. Ideally, if the property appreciates, the Buyer can sell it before the loan is due and pay off the loan from the sale proceeds."
*  Closing costs should be about One Percent (1%) of the purchase price.


You even get an explanation of all the important questions the program will ask you with pop-up explanations of what you've said "Yes" to and what the possible implications are:

Question 1: "Is it a Buyer's market? (Yes)

Okay! It's a Buyer's market. This means you get to be creative and demanding. The Contract Wizard will automatically include a special Buyer's super-addendum with your finished contract with all sorts of special clauses to benefit you and can also help you do creative things like getting cash back from the deal (If the Seller carries the First loan and/or any Junior loans) and/or get the Seller to make your payments for a specified period of time even if you get a commercial loan.

If you answered "No" to Question 1, you would get the following explanation;

("No" to Question 1)  "It's a Seller's market. As a Buyer this limits your options. You can't get too creative or make too many demands, but the Contract Wizard will help you make your offer attractive to Sellers so you can get the deal.

Do you know what the biggest complaint is against both attorneys and real estate agents?

If you go to a real estate broker and ask them to write up a contract for you, time is money as far as they are concerned. They want to write up the easiest deal possible, one they are reasonably sure the Seller or Buyer will accept, so that they can move on to the next Buyer or the next Seller and the next commission.

Even if they know about the creative clauses that can help you buy or sell property without cash or credit, real estate agents don't want to put creative clauses into the contract for fear of killing the deal.

Real estate agents just want everything to go smoothly, so unless you specifically request that clauses be inserted in the offer to allow you to buy without cash or credit and/or to get cash back at the close of escrow, or to have the Seller cover all or part of your payments for a specified period of time, then they will never put those clauses in the offer.

Real estate agents won't ask you if you want cash back from the deal, or if you would like some or all of your rent to apply to the purchase price and/or the down payment if and when you exercise your Lease-Option and decide to buy the property, or whether you want to make your offer contingent upon upgrading the zoning and/or subdividing the property so you can increase the value.

They won't ask if you want to make an extra few hundred or even an extra few thousand dollars by assuming the impound accounts, or closing escrow at the right time of the month.

Attorneys are even worse. They are notorious for being like two year old children. Their favorite word is "No."

"Can I buy property with no money down?" No.
"Can I buy property even if I have no credit or bad credit?" No.
"Can I get cash back and get paid for buying the property?" No.
"Can I ask the Seller to cover all or part of my payments for a specified period of time?" No.

Attorneys are great for protecting you from yourself and telling you what you can't do, but they're not so good at telling you what you can do to make money, unless they are real estate investors themselves.

Attorneys who begin to seriously and creatively invest in real estate usually give up practicing law, because they quickly realize that they make more money as investors. If they do keep practicing, they usually deal only with selected wealthy investors and charge high fees.

I'd found myself at an all new low in life working as a car salesman and within just 60 days of starting, the boss tells me, "Derek, It's just not working out."

I went back to my office with my head hung low, shut the door, and tried to figure out what I was going to tell my "bride to be" and even considered jumping off the bridge on the way home. 

Out of shear desparation, I landed another job the very next day with a telecommunications company.  And my life started to look up from here.

Like many others that have been faced with downsizing, I too was seeing the effects of a big corporate buyout at the young age of 23.

I was married with one kid- Devin and another kid on the way.

We had house payments, car payments, among several other bills just like any body else. I remember the day they announced the news just like it was yesterday.

Literally, I was so nervouse that I could feel my heart "thumping" against my white, starched pressed shirt.

Everyone was anxious, and biting nails in anticipation for what could be the day that they tell us to pack up and go to the house.

Our manager's name was Chad, an overweight jerk that was a real butt kisser (you know the type).  As he entered the room,  I thought to myself that he would have something positive to say- some positive spin on the news of the merger in attempt to keep the morale high.

But what he would proceed to say has stuck with me from that moment on.

He laid out all the new rules and said

"Either learn to love it or leave....."

It was like they had just seen a ghost.

See, the new rules meant that they were cutting our vehicle allowance out completely (which was $400 per month), raising our quotas, cutting our commissions, and canceling all of our business to business rate plans which would mean we would have work twice as much to make less money.

And to make a long story short, I turned my notice in a couple of weeks later.

But this time, I'd have the last laugh... Because I would not be going back to a J-O-B.
